Clark County, WA Real Estate Market Update | July 2026
The Clark County real estate market is shifting, but it has not flipped into a buyer’s market. That is the key takeaway from the most recent local housing data.
For buyers and sellers in Camas, Washougal, Vancouver, Ridgefield, Battle Ground, and throughout Clark County, WA, the market is showing signs of cooling: more inventory, longer days on market, and more price reductions. At the same time, demand is still strong enough that Clark County remains in what Altos Research describes as a slight seller’s advantage.
According to the most recent Altos report for Clark County single-family homes, the median list price is $699,999, inventory has increased to 1,502 homes, and the Market Action Index is sitting at 37, down from 39 last month. That places the market in a slight seller’s advantage, but with softer momentum than earlier in the year.
What the Latest Clark County Market Data Shows
Last week’s local RMLS market graphic for June 26 through July 2, 2026 showed:
- 124 new listings, down 25.7% from the previous week
- 813 pending sales, down 7.1%
- 136 closed sales, up 38.8%
- 69 days on market, up 6.2%
- Average sale price: $650,500, down 10.4%
- Median sale price: $565,000, down 7.4%
At first glance, those numbers may seem mixed — and they are. Fewer new listings came to market, pending sales dipped, but closed sales jumped. Prices were down week over week, while days on market increased.
That is exactly why it is important not to look at one number in isolation.
The better read is this: Clark County buyers have more choices than they did during the peak of the market, but well-priced homes are still moving. Sellers can still do very well, but pricing, preparation, presentation, and strategy matter more now than they did when every home was receiving immediate attention.
Inventory Is Rising, But That Does Not Automatically Mean a Weak Market
One of the biggest changes in the Clark County housing market is inventory. Altos reports that inventory has climbed to 1,502 homes, and their market commentary specifically notes that inventory has been climbing lately. However, rising inventory by itself does not mean the market is weak. The report points out that the Market Action Index and days on market trends are better indicators of whether buyer demand is keeping up with supply.
For buyers, this is good news. More inventory usually means more options, less pressure, and a better chance of finding a home that fits your needs.
For sellers, it means you are no longer competing only for buyers — you are also competing against other listings. The homes that stand out online, show well in person, and are priced correctly are the ones most likely to attract serious activity.
Prices Are Plateauing, Not Crashing
A common question I hear from both buyers and sellers is: “Are prices dropping in Clark County?”
The better answer is that prices appear to be plateauing. Altos describes the Clark County market as hovering around a price plateau and says to watch for a persistent change in the Market Action Index before expecting prices to move meaningfully away from current levels.
The report also notes that both the median list price and price per square foot have been reasonably stagnant, which supports the idea that the market is leveling rather than falling sharply.
This matters because buyers waiting for a major price drop may be disappointed, especially in sought-after areas like Camas, Washougal, Felida, Salmon Creek, Fisher’s Landing, and Ridgefield. At the same time, sellers should not assume they can price aggressively and still get multiple offers without pushback.
Days on Market Are Telling an Important Story
Altos shows an average of 97 days on market and a median of 49 days on market for Clark County single-family homes. Their report notes that half of listings have come on the market in roughly the past 49 days and recommends watching the 90-day days-on-market trend for signs of market change.
This lines up with the local RMLS weekly graphic showing 69 days on market, up 6.2% from the previous week.
The takeaway is simple: homes are taking longer to sell than many sellers became used to during the ultra-competitive years. That does not mean homes are not selling. It means buyers are more selective, and sellers need to be more strategic.
Higher-End Homes May Need More Patience
One important detail in the Altos report is that three of the four price quartiles are still in seller’s market territory, but the highest-end price group is showing weaker demand than the rest of the market. Altos also notes that it is common for premium properties to take longer to sell.
That is especially relevant in parts of Camas, Washougal, Ridgefield, and higher-end Vancouver neighborhoods, where luxury and upper-tier homes often require more specific buyers.
For sellers in the upper price ranges, this does not mean you cannot sell well. It means your pricing strategy, marketing quality, photography, staging, showing access, and local positioning matter even more.
What This Means for Clark County Buyers
If you are buying a home in Clark County, this market gives you more room to breathe than buyers had a few years ago.
You may have more homes to compare, more time to make decisions, and more opportunities to negotiate — especially on listings that have been sitting, need updates, or were priced too high out of the gate.
However, this is not a market where buyers can assume every seller is desperate. Clark County is still showing a slight seller’s advantage, and homes that are priced well in desirable locations can still move quickly.
The smartest buyer strategy right now is to understand the neighborhood-level market. Camas does not always move the same way as central Vancouver. Washougal acreage is different from a newer Ridgefield subdivision. A well-priced home in a popular school boundary may behave very differently than a home that needs work or is priced above recent comparable sales.
What This Means for Clark County Sellers
If you are selling in Clark County, the market is still working in your favor — but not automatically.
The days of “name your price and wait for the offers” are mostly behind us. Today’s buyers are comparing homes carefully. They are watching condition, price, location, payment, commute, schools, updates, and long-term value.
That means the first impression matters. Pricing correctly from the beginning matters. Having a clear plan for preparation, marketing, negotiation, and timing matters.
A seller who prepares well can still stand out. A seller who overprices or skips the prep work may end up sitting longer, reducing the price, or helping a competing listing look like the better value.
