If you’ve been watching the housing market in Camas or Washougal lately, one thing is clear: buyers have gained the upper hand.

We’re seeing significant price reductions, longer marketing times, and buyers taking a much more cautious approach. Homes are still selling, but sellers need to be realistic about pricing and prepared to respond quickly to changing conditions.

As a local real estate broker, I’m seeing these changes firsthand, and the latest market data supports what I’ve been experiencing with my clients.

Price Reductions Are Becoming the Norm

According to the October 2026 Altos Research reports, nearly half of the homes listed in Camas and more than half in Washougal have experienced price reductions.

These figures don’t mean home values have dropped by 48% or 55%. They represent the percentage of active listings where sellers have reduced their asking prices.

What they tell us is that many homes are entering the market at prices buyers aren’t willing to pay.

The September RMLS report also reflects a slowdown in buyer activity across Clark County, with pending sales down 14.4% from August and inventory rising to 4.3 months.

While individual neighborhoods and price ranges vary, the overall market has clearly shifted in favor of buyers.

Why Pricing Strategy Matters More Than Ever

One of the biggest mistakes sellers can make in today’s market is relying too heavily on comparable sales from several months ago.

Closed sales tell us what buyers were willing to pay in the past. But in a changing market, I believe it’s just as important to watch what buyers are doing right now.

For every listing I represent, I closely monitor comparable active and pending homes each week.

I’m looking at which homes are reducing their prices, which properties are attracting buyers, what new competition has entered the market, and how our listing compares.

This allows me to advise my sellers based on current conditions rather than waiting weeks to see whether something changes.

Sometimes that means recommending a price adjustment sooner than expected. While it can feel aggressive, I’d rather help my sellers stay ahead of the market than continually chase it downward.

My Recent Listings Are Selling Faster Than the Market Average

This proactive approach has made a measurable difference for my clients.

My recent sales have averaged just 33.5 days on market, compared with current local averages of:

  • Camas: 102 days
  • Washougal: 55 days
  • My recent sales: 33.5 days

Every home is different, and results will vary, but I believe these numbers demonstrate the value of staying actively involved in the pricing process.

My goal isn’t simply to list a home and wait for an offer. It’s to position the property competitively from the beginning, monitor buyer activity, and make adjustments when necessary.

In a buyer’s market, sellers who recognize changing conditions early are often in a better position than those who wait until their home has accumulated excessive days on market.

What This Means for Camas and Washougal Sellers

For buyers considering Camas or Washougal, this market presents opportunities we haven’t seen in several years.

With a significant percentage of sellers reducing their prices, buyers may have more negotiating power when it comes to purchase price, closing costs, repairs, and other terms.

Not every home is priced too high, but understanding how long a property has been listed and how it compares with similar homes can help buyers recognize opportunities.

The Bottom Line

Camas and Washougal are experiencing a buyer’s market, and sellers need to adjust their expectations accordingly.

Homes are still selling, but accurate pricing, consistent market analysis, and timely adjustments are more important than ever.
